How do I know if I have mold in my home?

I get this question every day. My answer is always the same: Yes, you do have mold spores in your home. But, you are asking the wrong question. Instead, ask yourself these three easy questions:

1. Do I have any water leaks?

The correct answer is yes. Somewhere in your home you have a pipe that is leaking. Everyone does. The leak can be from a drain, a fixture, a pressure pipe, an appliance. A leak can be in a floor, ceiling, wall, under a cabinet, behind something where you will never see it.

Either in liquid or vapor form, leaking water is what mold needs to grow. And, it doesn't need much. A constant supply of a drop or two will help mold grow.

2. Do I keep my home warm in the winter and cool in the summer?

Along with that water supply, mold needs a comfortable environment – and 70 degrees does just fine.

3. Is there anything in my home mold can use as a food supply?

Well, if your home is free of cotton, leather, wood and paper, you might be able to answer no to this one. (Remember, most drywall has paper on both sides). Most people cannot. When the food, water and warmth come together, you can be reasonably confident you will grow mold.

Now, the question you should really ask:

Is there a dangerous amount of mold growing in my home?

In New York State, that question is answered by getting an assessment. NYS mandates state-licensed professionals conduct the assessment. In addition, to protect consumers from unscrupulous contractors – those who see an opportunity to take advantage of your concern – any work to fix the problem must be done by a separate state-licensed professional.

In other words, the work cannot be done by the same person who does the assessment.
